Considering getting a real estate license in Georgia? The population is moving at rapid rates to Southern states like Georgia and they need real estate. Georgia is a peach of a state offering unlimited opportunities in the real estate field. Read on to learn what the State of Georgia requires before they will issue a real estate license. Step 1:

  • Be at least 18 years of age for a Salesperson license
  • Be at least 21 years of age for a Broker’s license
    • Can take examination at age 20, but cannot activate license till age 21
  • Hold a high school diploma or its equivalent
  • Obtain a Georgia Crime Information (GCIC) report to bring to test center
    • Must be less than 60 days old
    • Available from a local sheriff’s office or police department
    • Criminal history and disclosure of any convictions

Step 2 (Becoming a Real Estate Sales Associate):

  • Complete GREC approved pre-licensing course
  • OR Complete 6 semester hour course through an accredited college or university
    • Course must receive academic credit to be approved
    • Any questions regarding course eligibility contact the GREC at (404) 656-3916 or visit the Georgia Real Estate Commission website
  • Pass Georgia State Examination
    • Apply using REAL computer system
    • Examination fee of $91.00
    • Administered by computer at AMP (Applied Measurement Professionals)
    • Offered:
      • 5 days a week in Marietta and Lilburn
      • Thursday through Saturday in Macon and Savannah

      • By phone - 1-800-345-6559
    • Apply for license within 12 months of passing the exam or you will have to retake the exam
  • Pay required licensing fees
    • Within 3 months of test date - $170.00 fee
    • After 3 months and less than 12 months from test date - $340.00 fee
    • Fee covers all fees for the first 4 years you are license

Step 3 (After You Obtain a Sales Associate License):

  • During first year of being licensed:
    • Complete 25 hour post license course
    • If you fail to complete the 25 hour course, you will lose your license
  • During each four year renewal period:
    • Complete 24 hours of approved continuing education
    • Approved course available through Real Estate Express

Step 4 (Becoming a Real Estate Broker):

  •  Complete 3 years being a licensed salesperson in Georgia or another state
    • From another state – Obtain a certified copy of license history and education to submit with license application before taking the exam that is less than one year old
  • Complete GREC approved pre-licensing course
    • 60 hours in a classroom/online
  • Pass Georgia State Examination
    • Schedule the exam by calling AMP at 1-800-345-6559
    • Administered by computer at AMP (Applied Measurement Professionals)
    • Offered:
      • 5 days a week in Marietta and Lilburn
      • Thursday through Saturday in Macon and Savannah

  • AMP will contact and obtain verification of 3 years of licensing before a broker’s license will be issued
