Step 1 (Obtaining a Salesperson License):
- Be at least 18 years of age
- Complete VREC approved pre-licensing course
- 60 hours in a classroom/online
- Approved course available through Real Estate Express
- Pass Virginia Real Estate Examination
- Both State and National portions
Step 2 (After Obtaining a Salesperson License):
- First Renewal Period:
- Complete 30 hour approved post-licensing course
- Take approved course covering mandatory topics
- From mandatory topics, a practice track is chosen
- Choose elective hours from any practice track
- Any changes in mandatory tracks require VREC Board Education Administrator notification
- Changes can only occur once
- Changes cannot occur after license has expired
- Notification must be in writing and include:
- Notarized copy of new mandatory track course
- All previous mandatory courses will become electives
- All Other Renewal Periods (Including if the license is moving from inactive to active):
- Complete 16 hour approved post-licensing courses including the following:
- 8 Hours Minimum Required Courses:
- 2 hours – Fair Housing
- 1 hour each
- Ethics and Standard of Conduct
- Legal Updates and Emerging Trends
- Real Estate Agency
- Real Estate Contracts
- 8 Hours Elective Courses:
- Approved VREC Board elective courses
Step 3 (Obtaining a Broker’s License):
- Be an active salesperson for 3 of the last 4 years before applying for a broker’s license
- Complete VREC approved pre-licensing education
- 180 hours in a classroom/online
- Pass Virginia Real Estate Broker Examination
- Both State and National portions
- Present proof of salesperson experience
Step 4 (After Obtaining a Broker’s License):
- All Renewal Periods (Including if the license is moving from inactive to active):
- Complete 16 hour approved post-licensing courses including the following:
- 8 Hours Minimum Required Courses:
- 2 hours – Fair Housing
- 1 hour each:
- Ethics and Standard of Conduct
- Legal Updates and Emerging Trends
- Real Estate Agency
- Real Estate Contracts
- 8 Hours Elective Courses:
