Step 1 (Eligibility for an Iowa Real Estate License):
- Obtain a criminal history check including fingerprints
- Check must be completed less than 90 days from application date
- You are responsible for the cost of fingerprinting and criminal history check
- Must authorize the release of results to the IREC
- Available through local department of public safety
- Be at least 18 years of age or older
- May be required to provide proof of citizenship
- You could be denied a license IF:
- You have had an application for licensing rejected in another state or jurisdiction within the past 12 months
- You have had a real estate license revoked within the past 2 years
- You have had any professional license revoked in the past in any state or jurisdiction
- You have committed and been convicted of certain crimes such as embezzlement or forgery

Step 2 (Requirements for Earning a Salesperson License):
- The IREC defines a salesperson as “a person who is licensed under and employed by or otherwise associated with a real estate broker or firm”

- You must meet all requirements as defined in Iowa Code section 543B.15 except as stated in Iowa Code section 543B.21
- Education Requirements:
- 60 hour Salesperson Course in a classroom/online
- Approved course available from Real Estate Express
- Must be completed during the 12 months prior to taking the exam
- Pass License Examination
- Conducted by IREC or an authorized representative
- Must produce evidence that you have completed the 60 hour pre-license course
- OR provide a letter from the IREC granting a substitution, waiver, or variance

- Other requirements:
- A salesperson must work under a licensed broker or firm
- A salesperson cannot perform real estate functions independently
- A salesperson cannot be issued as inactive
- A salesperson must be recommended by a licensed broker
- You are under the custody and care of the broker

- If a salesperson is terminated, their license must be returned to the IREC

- If a salesperson transfers their license to a new broker, they may begin working for the new broker immediately

Step 3 (After Obtaining a Salesperson License):
- Continuing Education Requirements:
- 36 hours of approved courses including:
- 12 hours – Developing professionalism and ethical practices
- 12 hours – Buying practices
- 12 hours – Listing practices
- Complete no more than the required 36 hours
- Education must be completed within the 3 years of the license term and cannot be carried over to another term
- Renew license every 3 years by December 31 st of the 3 rd year
- Without continuing education, license can only be renewed as inactive
- To regain active status – must provide evidence of completed continuing education
Step 4 (Requirements to Earn a Broker’s License):
- Meet all requirements state in Iowa Code section 543B.15
- Experience Requirements:
- Must have been a licensed active real estate salesperson for at least 2 years prior to the application date
- Equivalent experience can also be accepted
- May also be licensed in another state or jurisdiction for at least 2 years that had not been completed for more than 3 years before applying for an Iowa broker’s license

- Education Requirements:
- 72 hour Broker’s Course in a classroom/online
- Must be completed during the 24 months prior to taking the exam
- Pass License Examination
- Conducted by IREC or an authorized representative
- Must produce evidence that you have completed the 72 hour pre-license course
- OR provide a letter from the IREC granting a substitution, waiver, or variance

Step 5 (After Obtaining a Salesperson License):
- Post-Licensing Education Requirements:
- 36 hours of approved courses including:
- 12 hours – Developing professionalism and ethical practices
- 12 hours – Buying practices
- 12 hours – Listing practices
- Must be completed before a broker’s license can be issued
- Must be completed during first renewal period
- Continuing Education Requirements:
- 36 hours of approved courses including:
- 8 hours – Law update
- 4 hours – Ethics
- 24 hours – Electives
- Complete no more than the required 36 hours
- Education must be completed within the 3 years of the license term and cannot be carried over to another term
