Unlock the Real Power of Keywords for Your Real Estate Website and Blog

What are the keywords I need to succeed? I get asked this single question at every seminar that my brother and I speak at. Now the answer is always, “it depends”. So let’s talk about the real power of keywords, how you can find your keywords, and what you need to do to always have an endless supply of keywords.

The Real Power of Keywords

People search the Internet by typing in sentences, questions, phrases and yes keywords. So the real power in keywords is knowing your customer so well that you can advertise or be in front of them at the exact moment that they type in a phrase that you want to be known for.

An example:

If someone types in the phrase “Downtown San Diego Condos for Sale” the goal would be to be number #1 on that phrase.

That phrase is very specific and it is a set of “keywords” as many refer to it. The real principle that one needs to understand is that it is a market. If you sell condos in downtown San Diego these are the people that you want. They are looking for condos for sale and they are looking in your area. You want to be as specific as possible.

Finding Keywords for Your Market

There are keywords that work in every market. They are also the ones that are the most competitive and the most expensive. If you can think of 5 or 10 words that people might type such as “San Diego real estate” for your area those are the most sought after words and the ones I don’t recommend putting your time, money, and effort into.

The reason is it doesn’t allow you to focus. The phrase “San Diego Real Estate” is too broad and too big. For anyone who has ever been to San Diego it is a big place and this will attract traffic but not motivated leads.

To develop your own set of keywords my brother and I recommend the following task:

  1. Call your favorite 15-20 past clients and ask them the following question: “If I wasn’t your real estate professional of choice what would you type in Google to find someone to help you?”.

  2. Simply wait for the answer and write it down. People who are similar have similar results  and will help you attract more people just like them.

Using Your New Found Gold

The keywords that you get from the previous exercise will be gold and will be the foundation that you can build upon. You can use these new keywords in your pay per click advertising campaigns, web pages for your website, and for your blog posts. Most of all use them but don’t obsess over them. The real gold is that you are reaching out to your past clients and finding new ones just like them so you can sell more homes.
